What we do

Real estate first. Everything else is how we finish it.

Land, property and development are the business. Paint, materials, painting, screeding and flooring are what let us hand a building over complete.

Land, property and development — from plot to keys

Real Estate

We sell land, sell finished property, and develop the ground in between — buying, building and selling with the finishing already handled by our own crews.

Five ways in, depending on where you are. Buy a finished property and move in. Buy land and hold it. Let us develop a site end to end — acquire, build, finish, sell. Take consultation before you commit to any of it. Or put money into land banking and let the plot do the work while the corridor grows around it.

What connects them is that we do not hand over a shell. A De Great Adepak property arrives screeded, painted and finished by the same company that built it, using paint from our own facility. There is no third-party painter to chase, no material shortage to wait out, no colour that arrived wrong — and no argument about whose delay it was.

That matters most on the development side. When one company acquires the land, builds on it, manufactures the finish and applies it, the handover date is a date rather than an aspiration.

What's included

  • Sale of property
  • Sale of land
  • Property development — buy, build, sell
  • Real estate consultation
  • Land banking

Ideal for

Homebuyers, land buyers, investors building a portfolio, and developers who want one accountable party from plot to keys.

Five ways we work

Buy it finished, buy the land, or let us build it.

Wherever you are on the path from plot to keys, there is a way in.

  • 01

    Sale of Property

Finished homes and commercial units, ready to occupy. Screeded, painted and completed by the same company that built them.

  • 02

    Sale of Land

Plots across our Ogun State and Lagos coverage area, for buyers who would rather build to their own brief than buy someone else’s finish.

  • 03

    Property Development

Buy, build, sell — handled end to end. We acquire the site, build on it, manufacture the finish and apply it, then take it to market.

  • 04

    Consultation

Advice before you commit. What a corridor is likely to do, what a plot is worth building on, and what a project will actually cost to finish.

  • 05

    Land Banking

Acquiring and holding land in growth corridors as a longer-horizon investment, rather than building on it immediately.

Two brands, sixty shades, made in our own facility

Paint Manufacturing

We do not resell somebody else’s paint. We manufacture two of our own brands — i-bam for everyday work and Apex Star for specification-grade jobs — across a named catalogue of 60 shades.

Owning the plant means owning the spec. We publish our spread rates because we control them: up to 12 m² per litre on i-bam, and up to 24 m² per litre on Apex Star. On a large job that second figure halves both your material bill and your labour days.

Every shade in our catalogue carries a reference code, so a colour agreed on site in Lagos is the same colour mixed in Ogun three weeks later. Contractors can quote against a code. Designers can specify against a code. Nothing gets lost in translation.

What's included

  • i-bam Paint — matte, semi-gloss, gloss
  • Apex Star Paint — matte, semi-gloss, gloss, metallic
  • 60 named shades across two colour ranges
  • Interior and exterior systems
  • Trade and distributor supply

Ideal for

Homeowners, contractors, developers, interior designers, and paint retailers buying at volume.

The colour catalogue

Sixty shades, two ranges, every one named.

The standard range for the everyday decisions, the neutrals range for the referenced greys, stones and blues a specifier steps a scheme through. Quote against a name, specify against a name, reorder against a name — every shade below is available in both i-bam and Apex Star.

Apex Star · Paint colour chart

The standard range

Colours that inspire. Spaces that shine.

Twenty-eight shades covering the everyday decisions — the whites and creams most rooms start from, through to the greens, blues and a charcoal that will hold a feature wall.

  • Premium quality
  • Rich & long lasting
  • Low odour
  • Perfect finish

Apex Star · Paint colour chart

The neutrals range

Inspired colours. Perfect spaces.

Thirty-two referenced neutrals, graded from the palest silk through to espresso. The numbers are depth references — 25 is lighter than 15, which is lighter than 05 — so a specifier can step a scheme up or down without changing family.

  • Premium quality
  • Rich & long lasting
  • Low odour
  • Perfect finish

On-screen colours are indicative only and will vary with your display and with the surface you paint. Request a physical sample before you commit to a shade. Every colour above is available in both i-bam and Apex Star, across all 60 shades.

How much paint does your job actually need?

Enter the surface area and the number of coats. The difference between our two brands is not a marketing claim — it is a spread rate we publish because we control the plant.

Trade & distribution

Buying at volume?

We supply paint retailers and distributors directly. Message us for trade pricing, pack sizes and delivery terms.

Supply that keeps the site moving

Building Materials

We stock and supply the materials our own crews build with — which is the only recommendation that means anything.

A site stops for the smallest missing item. Sourcing materials through the same company handling your finishing removes an entire layer of coordination, and removes the argument about whose delay it was.

What's included

  • Construction and finishing materials
  • Supply to our own projects and to third parties
  • Delivery across Ogun State and Lagos

Ideal for

Contractors, self-builders and developers who would rather make one call than five.

Finishing services

How the work actually gets done.

These three run across everything else we do — on our own developments and on yours.

Painting Services

Our crews apply our own product, which means the finish is answerable to one company rather than two.

Surface preparation is where most paint jobs are actually won or lost. We prepare properly, apply to the published spread rate, and stand behind the result — because the tin and the brush belong to the same business.

What's included

  • Interior and exterior painting
  • Surface preparation and priming
  • Residential, commercial and high-traffic specification
  • Metallic and specialist finishes (Apex Star)

Ideal for

Homeowners, developers and facility managers.

The flat, true surface every finish depends on

Screeding

A wall or floor is only as good as what sits underneath it. We screed to a true plane so the finish above it behaves.

Poor screeding shows through every coat that follows — in raking light, in gloss finishes, in flooring that never quite sits flat. Getting it right first is cheaper than correcting it later.

What's included

  • Wall and floor screeding
  • Levelling and surface correction
  • Preparation ahead of painting or flooring

Ideal for

New builds, renovations and any project going to a gloss or metallic finish.

Hard-wearing floor covering, fitted

Tarpaulin Flooring

Durable tarpaulin flooring supplied and fitted for spaces that take heavy use.

Fitted over a properly screeded base by the same team, so the covering lies flat and stays flat.

What's included

  • Supply and fitting
  • Commercial and residential
  • Fitted over prepared screed

Ideal for

Commercial spaces, workshops and high-traffic residential areas.
